Built in 1999, the Residence Inn Cottonwood is located at the base of Salt Lake City’s most heavily trafficked ski resorts and trail systems. Despite its prime location, years of deferred maintenance and absentee ownership left the property underperforming. In March 2024, PEG acquired the distressed asset for $133,000 per key and executed a focused renovation adding approximately $50,000 per key. All-in, the repositioned hotel was delivered for under $200,000 per key—well below the $300,000 per key typically required for new construction of this brand.
This cost advantage, coupled with shorter entitlement and construction timelines, enabled PEG to provide a like-new guest experience at a compelling discount to replacement cost. PEG’s integrated construction and design teams led the renovation while the operations team kept a portion of the hotel active to preserve cash flow.
To ensure cost and quality control, PEG sourced FF&E directly from overseas manufacturers, bypassing third-party markups and avoiding tariff-related delays. Design and operations collaborated to implement service-focused upgrades and layout enhancements aligned with evolving guest expectations.
Today, the Residence Inn Cottonwood is supported by PEG’s in-house engineering, maintenance, and operations teams—positioning the asset for strong performance, brand consistency, and long-term value retention across market cycles.
